|Job Description :||Project Manager Description: A construction project manager plans, directs, and coordinates a wide variety of construction projects, including the building of all types of residential, commercial, and industrial structures such as distribution centers, retail, schools, and hospitals. A construction project manager schedules and coordinates all design and construction processes, including the selection, hiring, and oversight of trade contractors. As a construction project manager, one has to coordinate and supervise the construction process from the conceptual development stage through final construction, making sure that the project gets done on time and within budget. A construction project manager also oversees the delivery and use of materials, tools, and equipment; worker productivity and safety; and the quality of construction. Additionally, the incumbent is responsible for obtaining all necessary permits and licenses, and, depending upon the contractual arrangements, directing or monitoring compliance with building and safety codes, other regulations, and requirements set by the project’s insurers.——————————————————————————————————————————————Project Manager Job Responsibilities: Ensure all required Bonds for project have been secured by the Division Manager prior to Mobilization.Plan, direct, coordinate, or budget, usually through subordinate supervisory personnel, activities concerned with the construction and maintenance of structures, facilities, and systems.Participate in the conceptual development of a construction project and oversee its organization, scheduling, and implementation.Produce roles and responsibility outlines for Project Kick-off meetings; establish project expectations for the Owner, Architect, Engineer and End User.Schedule the project in logical steps and budget time required to meet deadlines.Evaluate labor requirements and dispatch workers to construction sites.Review plans and Specification to Develop a Scope of Work for each trade, review with Project Superintendent and Estimator of Record.Engage in Buyout process with selected subcontractors to develop project expectations, schedule, and safety requirements.Inspect and review projects to monitor compliance with building and safety codes, and other regulations.Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.Conduct Owner meetings to effectively convey the projects status regarding cost, schedule, impacts, and construction documents.Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.Coordinate all changes in work processed through ASI’s, SK’s, RFI’s, COR’s, FCO’s, CPR’s with Owner, Architect, Engineers, Field personnel and Subcontractors to minimize impact to schedule and budget.Maintain Submittal logs, Change Order Logs, ASI Logs, Cost Tracking Logs and other field logs that may be necessary on a job by job basis.Coordinate all necessary meetings with City and Local Officials to Obtain all necessary permits and licenses. (TCEQ, SWPPP, NOI, Civil Review, Building Permit, TAS Review, Insurance Review, Aviation, etc.)Conduct monthly progress meeting with upper management regarding project buyout, cost, schedule, issues, and resolutions.Submit cost reports to the Division Manager(s) on a monthly basis to evaluate project performance and potential cost impacts. (Cost Projection Reports)Direct and supervise workers.Study job specifications to determine appropriate construction methods.Review bid solicitations and select best qualified/ cost effective contractors to complete the scope of work for the project.Select, contract, and oversee workers who complete specific scopes of the project.Requisition supplies and materials to complete construction projects.Prepare and submit budget estimates and progress and cost tracking reports.Develop and implement quality control programs.Ensure all record documents are inventoried/archived and properly labeled and filed according to company policy and procedures.Take actions to deal with the results of delays, bad weather, or emergencies at construction site.Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.Evaluate construction methods and determine cost-effectiveness of plans, using computers.Evaluate Client site selection requirements and direct acquisition of land for construction projects for client Design/Build delivery.——————————————————————————————————————————————Essential Functions/Responsibilities: Plan a construction project and prepare a construction schedule in conjunction with the Project Superintendent.Cooperate fully with the Project Superintendent to get the project completed.Process contract drawings and specifications and ensure that the building is built in accordance with these documents.Ensure that the contract drawings are the same as the estimate set of drawings.Process changes received from the Architect including contacting the subcontractor for pricing, checking subcontractor quotations to ensure that they are complete and reasonable, and itemizing changes and presenting them to the Architect with confidence that the pricing is in accordance with the changes.Meet with Owners and Architects in a professional manner and have the ability to communicate effectively both the concerns and best interests of the company.Ensure payment in full for the contract price including all accumulative changes and credits, etc.Instill a positive working relationship with the Owner and Architect to ensure repeat business.Prepare regular, timely and accurate billings for Owners, and ensure timely payment of subcontractor billings.Monitor, in conjunction with the Project Superintendent, a project’s material and labor costs and ensure accurate quality reporting is being conducted.Have the ability to read, interpret, analyze and forecast a project’s cost reports and determine the status of the job in terms of schedule and costing.Be aware of unit costs and monitor and compare daily progress on site with that of the project’s estimate in conjunction with the Project Superintendent.Recognize competent subordinates worthy of promotion and be abreast of position vacancies to ensure staff progression.Conduct project meetings, bi-weekly or monthly as needed.Coordinate, manage and communicate with all subcontractors and effectively deal with problems such as delivery, labor, schedule and payment disputes.Maintain a good working knowledge of trade unions, their agreements and stipulations.Ensure that the project is in a positive cash flow position and prepare Project Manager Reports accurately and timely for submission to the Area Manager or Supervisor.——————————————————————————————————————————————Skills, Knowledge, Qualifications and Experience: Educational and experience requirements include engineering degree or equivalent combination of technical training plus 2 years’ experience/knowledge of construction, design, finance and management required.Must be able to apply innovative and effective management techniques to maximize employee performance.Thorough understanding of corporate and industry practices, processes, standards etc. and their impact on project activities is vital.Superior communication and interpersonal (tact, diplomacy, influence etc.) skills essential.Proficiency in department’s computer system, department software, and typing necessary.The above duties are not meant to restrict initiative, but rather to define minimum activities.
